Finding Properties to Rent in Derby

How Are Property Viewings Arranged?
Viewings can be arranged at times to suit you, including evenings and weekends. You will normally be accompanied by a member of the Arboretum Lettings team who can answer questions and provide advice about the property.
A viewing also gives you the chance to form your own opinions about the home rather than relying entirely on photographs and descriptions, which represent the property information available when it was marketed
What References Do Tenants Need?
As a minimum, we require satisfactory references from your employer or college, your previous or current landlord, and a credit reference report.
We may also request a personal reference or guarantor. Arboretum Lettings may use an independent referencing company to obtain and assess this information.
If English is not your first language, whether you use French or other languages at home, please ask if you need any tenancy wording explained more clearly.
Rents
Rent is normally quoted per calendar month and is payable monthly in advance once the relevant tenancy arrangements are in place. Tenants are usually responsible for Council Tax, water rates, gas, electricity and telephone costs unless the property details state otherwise.
Rent is paid by bank standing order into either the Arboretum Lettings company bank account or your landlord’s bank account.
Deposit
A security deposit equivalent to a minimum of one month’s rent will normally be required. It is handled in accordance with Tenancy Deposit Protection regulations, and you will receive the relevant prescribed information and details of the scheme used.
The deposit covers matters such as damage, breakages and other liabilities under your tenancy agreement. It cannot be used by a tenant to pay rent.
What Fees May Apply?
The following fees are currently applicable in most cases:
- Lost key replacement: Cost of key plus £25 call-out
- Late payment: Interest charged at 3% APR above the Bank of England base rate where permitted
- Deposit: Equivalent to one month’s rent
- Variation or changes to tenancy: £50 towards the administrative cost of reissuing documents
Late-payment interest can only apply when rent has been overdue for at least two weeks under current rules.
